Home Inspection Found a Leak: What Are Your Options?

You have found the perfect home in Southwest Florida, your offer was accepted, and then the home inspection comes back with unwelcome news: there is a plumbing leak. This is a stressful moment in any real estate transaction, but it does not have to be a deal breaker. Understanding your options and the next steps to take can help you make a smart decision about how to proceed.

Step 1: Get a Specialized Leak Detection Assessment

A general home inspection identifies signs of a leak, but it rarely pinpoints the exact source or scope of the problem. The inspector may note a stain on the ceiling, a moisture reading on a wall, or a pressure drop in the plumbing system, but they typically do not have the equipment to tell you exactly where the leak is, how severe it is, or what the repair will cost. Your first step should be to hire a dedicated leak detection specialist to perform a thorough evaluation. This assessment will tell you exactly what you are dealing with so you can make informed decisions.

Step 2: Understand the Severity

Not all leaks are equal. The specialist assessment will help you understand what you are facing:

  • Minor fixture leak: A dripping faucet, a running toilet, or a slow leak under a sink. These are inexpensive repairs that should not significantly affect the transaction.
  • Supply line leak: A leak in a water supply pipe, either in the wall or under the slab. These require professional repair and the cost varies based on location and accessibility.
  • Slab leak: A leak beneath the concrete foundation. Slab leak repairs can range from a few hundred dollars for an accessible spot repair to several thousand for a reroute, depending on the location and pipe material.
  • Systemic plumbing issue: If the leak is caused by widespread pipe deterioration, such as corroding copper or failing polybutylene, the repair may require a whole-house repipe. This is the most significant finding and has the biggest cost implication.
  • Water intrusion: If the moisture is coming from outside the plumbing system, through the roof, walls, or foundation, the repair scope and cost depend on the entry point and the extent of damage.

Step 3: Know Your Negotiation Options

Once you understand the scope and estimated cost of the repair, you have several options for negotiating with the seller:

Request Seller Repairs

You can ask the seller to repair the leak before closing. This is common for well-defined problems with straightforward repairs. The risk is that the seller may choose the cheapest possible repair rather than the most thorough one. If you go this route, require that the repair be performed by a licensed contractor and that you have the right to inspect the completed work before closing.

Negotiate a Price Reduction

Instead of requiring the seller to make repairs, you can negotiate a reduction in the purchase price equal to or greater than the estimated repair cost. This gives you control over the repair quality and the contractor selection. It is often the preferred approach for larger issues like a repipe or a slab leak, where you want to choose your own contractor.

Request a Seller Credit at Closing

Similar to a price reduction, a seller credit provides funds at closing that can be applied toward the repair. This approach has the same benefits as a price reduction and may be easier for the seller to agree to in some situations.

Walk Away

If the leak reveals a systemic problem that is too costly or too risky, you have the right to terminate the contract during the inspection period. This is a valid option if the findings indicate major plumbing deterioration, extensive water damage, or mold that would require costly remediation.

Step 4: Make an Informed Decision

A leak found during a home inspection is not uncommon in Florida, especially in homes more than 15 to 20 years old. The key is to understand exactly what you are dealing with before you make any decisions. A professional leak detection report gives you the facts you need to negotiate fairly and confidently.
