Slab Leaks

Spot Repair, Reroute, or Repipe: Your Options After a Slab Leak Is Found

Finding the leak is half the battle. Once slab leak detection has pinpointed exactly where a line is failing under your foundation, you face a decision: open the slab and fix that spot, abandon the buried line and reroute it overhead, or repipe the whole house. Each option is right for some situations and wrong for others. Because we locate leaks rather than sell repair contracts, here is the unbiased version of the trade-offs.

Option 1: Spot Repair

The slab is opened at the leak location, the failed section is cut out, and new pipe is spliced in.

Best when: the home has copper that is otherwise in good shape, this is the first slab leak, and the leak sits in an accessible spot.

Drawbacks: jackhammering through tile or wood flooring, dust, and the reality that a pipe which failed in one place is often corroding elsewhere too. A second leak in the same aging line is common within a few years.

Option 2: Reroute

The leaking underground line is capped and abandoned, and a new line runs through the attic or walls to reconnect the affected fixtures.

Best when: the leak is under expensive flooring, under a kitchen island, or anywhere opening the slab would be destructive. Reroutes also make sense for a second slab leak, because they retire a failing buried run entirely.

Drawbacks: attic lines need proper insulation, and long reroutes can involve drywall repair at each end. Hot water arrives a little slower if the new run is longer.

Option 3: Whole-Home Repipe

All supply lines are replaced, typically with PEX or copper run through the attic and walls, and the slab lines are abandoned.

Best when: the home has had multiple slab leaks, has polybutylene or badly corroded copper, or you are planning a renovation anyway. If you own a home with polybutylene, read our piece on why those pipes are a known failure risk.

Drawbacks: the highest upfront cost and several days of work, with drywall patches at fixture drops. The upside is a fresh 50 plus year service life and an end to slab leak anxiety.

How Accurate Detection Changes the Math

The economics of all three options depend on knowing precisely where the leak is and what condition the rest of the system is in. Pinpoint location means a spot repair opens one small hole instead of three exploratory ones. Pressure testing each line tells you whether the rest of the system justifies repair or argues for replacement. That information is exactly what our leak surveys deliver before you commit to any contractor’s proposal.

A Note on Insurance

Florida homeowners policies commonly cover the cost of tearing out and replacing the slab and flooring to access a leak, but not the plumbing repair itself, and coverage varies by policy. Document everything, keep your detection report, and confirm specifics with your insurer or a licensed insurance professional. We are leak detection specialists, not public adjusters, and this is general information rather than insurance advice.
