How Water Leaks Affect Your Home’s Foundation

Soil Erosion

When water leaks from a pipe beneath your foundation, it saturates the surrounding soil. Over time, the moving water displaces sand particles and dissolves sofite limestone, creating voids beneath the slab. As these voids grow, the concrete slab above them loses support and begins to settle or crack under the weight of the structure.

Differential Settlement

The danger is not just settling, but uneven settling. If one area of the foundation drops more than another, it creates enormous stress throughout the structure. Walls crack, doors and windows jam, and in severe cases, structural members can fail. This differential settlement is visible as diagonal cracks running from door and window corners.

Heaving

In some soil conditions, excess water causes the soil to expand rather than erode. This expansion pushes the slab upward in the affected area, a process called heaving. Heaving creates many of the same symptoms as settling, including cracks, misaligned doors, and uneven floors, but the mechanism is opposite.

Long-Term Consequences

Foundation damage from water leaks is progressive. It starts small and accelerates over time. Early detection and repair of the leak stops the damage progression and allows relatively simple foundation stabilization if needed.
