Detecting Leaks Behind Walls Without Demolition
One of the most common questions homeowners ask is whether we need to cut into their walls to find a leak. The answer, in the vast majority of cases, is no. Modern leak detection technology allows us to see and hear through walls, floors, and ceilings without any demolition.
Thermal Imaging Through Walls
Infrared cameras detect temperature differences on the wall surface caused by moisture behind it. Water from a leaking pipe cools the surrounding drywall through evaporation, creating a temperature pattern that is invisible to the eye but clearly visible on a thermal image. This allows us to map the exact location and extent of moisture behind the wall without touching it.
Acoustic Detection Through Walls
When water escapes from a pressurized pipe, the sound vibrations travel through the pipe, through the wall framing, and into the wall surface. Our acoustic contact sensors detect these vibrations through the drywall, allowing us to hear the leak and triangulate its position within the wall cavity.
Moisture Meters
Pinless moisture meters use electromagnetic waves to measure moisture content through wall surfaces. By systematically scanning a suspect wall, we can create a moisture map that shows exactly where water is present and how far it has spread, all without penetrating the surface.
When Minimal Access Is Needed
In some cases, a small access point may be helpful for visual confirmation after non-invasive methods have identified the area of concern. If needed, a small inspection hole, typically less than an inch in diameter, can be made and easily patched. But this is the exception, not the rule, and is only done after non-invasive methods have narrowed the search area.
