7 Leak Detection Myths Florida Homeowners Still Believe

After thousands of inspections across Southwest Florida, we hear the same misconceptions over and over, often from smart homeowners who simply got their information from an older era of plumbing. Here are the seven myths that cause the most expensive delays.

Myth 1: If I cannot see water, I do not have a leak

The majority of serious leaks we find were invisible at the surface. Water under a slab drains into Florida’s sandy soil, water in a wall wicks into insulation, and water from a buried service line simply disappears underground. By the time a leak is visible, it has usually been running for weeks or months. The meter test catches what your eyes cannot.

Myth 2: Finding a hidden leak means tearing up floors and walls

This was true in 1990. Modern acoustic listening equipment, thermal imaging, and tracer methods locate leaks through tile, concrete, and drywall. Demolition happens once, at the repair point, after the leak is pinpointed, not as part of the search.

Myth 3: A small drip can wait

A drip per second is roughly 3,000 gallons a year, and the damage is rarely linear. Moisture feeds mold within 48 to 72 hours, corrodes nearby fittings, and in slab leaks can erode the soil supporting your foundation. Myth 4: My water bill would tell me if I had a leak

Your bill only reflects water that passes the meter. Drain line leaks, roof leaks, shower pan failures, and AC condensate problems never touch the meter and never show on a bill. A normal bill rules out supply leaks only.

Myth 5: New homes do not leak

New construction leaks from nail strikes through pipes, fittings that were never fully crimped, and settlement in the first years. Builder warranties make early detection more valuable, not less, because documentation within the warranty window puts the repair on the builder.

Myth 6: Leak detection is just a guy with a stethoscope
