Signs Your Water Heater Is Leaking
Your water heater is one of the most important appliances in your home, and also one of the most common sources of catastrophic water damage. A failed water heater can release 40 to 80 gallons of hot water in a matter of minutes. Recognizing the warning signs of a failing water heater can save you from a devastating leak.
Age of Your Water Heater
The average tank water heater lasts 8 to 12 years. If your water heater is approaching or exceeding this age range, it is at increased risk for failure. Check the manufacturing date on the unit label. In Florida humid climate, water heaters may fail earlier than their expected lifespan due to accelerated corrosion.
Visible Rust or Corrosion
Check the area around your water heater for rust-colored stains on the floor, rust on the tank itself, or corrosion on fittings and connections. These are signs that the tank or its components are deteriorating and a leak may be imminent or already occurring.
Water Pooling Around the Base
Any water pooling around the base of your water heater should be investigated immediately. Check whether the water is coming from the temperature and pressure relief valve, a supply connection, or the tank itself. A leaking tank usually means the unit needs replacement.
Strange Noises
Popping, rumbling, or crackling noises from your water heater indicate sediment buildup on the bottom of the tank. This sediment causes hot spots that can weaken the tank floor and accelerate corrosion, eventually leading to leaks.
What to Do
If you suspect your water heater is leaking, turn off the power supply (gas or electric) and shut off the cold water supply to the unit. This stops additional water from flowing into the tank and out through the leak. Then call a professional to assess the situation and determine whether repair or replacement is needed.
